She sold my house very quickly and above asking price. She even bought some of the items for staging the house herself because I told her I was moving out of state and didn’t want to add new things for it. She shared all the necessary resources for my house repairs which saved my time and energy great deal. I felt she always put my best interest first. I wanted to touch on the importance of hiring the right agent. You had your house on the market with another Realtor and it was getting showings but no offers were coming in and the agent wasn't doing much to help get it sold. After a while, the house listing goes stale and people aren't as excited about it. After a while, you decided to cancel your contract and find a new Realtor and thats where I came in. We met and went over things that I thought were holding your house back from selling and while they they were very minor they were clearly impacting the saleability. I staged the house and made it feel comfy and cozy. We did professional photos (the last agent didn't offer professional photos! *shakes head*) and let me tell you, the buzz was real!! We had a super busy open house and ended up with multiple offers and sold the house for way more than expected! What an amazing story and testimony to how important it is to hire the right agent! I decided to use Rural Development to purchase my first home and she had experience with the RD program so she helped me figure out what repairs I might need to make to pass inspection- which in return saved me time during the process because I could prep for what needed to be done. Her communication was on point, always following up with my lender and the seller's agent to make sure all our boxes were checked. I always got the feeling that she wanted me to be satisfied with the process and never hesitated to negotiate requests I made to the seller. It made me feel comfortable knowing that she had my best interest in mind and I could express any concerns I had along the way. We listed it in the summer and it sold in the spring. While it took a little while for it to sell (the market in our selling price range was a bit wonky for everyone), Nicole was constantly trying new things to help get it sold. If you’re looking for someone who is open to trying new things and staying positive thought the processes, then Nicole is who you want! We were set for closing right as the state was ordered to “stay home, stay safe” which caused quite a bit of extra anxiety on my end, unsure if we would actually close on the house. Nicole was great at reassuring us and keeping us informed with the changes that were happening. We were able to close as planned! We had some tricky negotiations that took place before (and after...ugh) we were under contract, and Nicole was straightforward with all parties involved...ensuring things were fair but also that our non-negotiables were met.
